Article 23.
(1) The following boundary values for building plots in undeveloped
parts of the construction area of the settlement are established:
- The area of the building plot is:
- for detached buildings: 500 – 1500 m2
- for semi-detached buildings: 350 – 1000 m2
- for row buildings: 250 – 500 m2
- The minimum allowed area of the ground floor projection is:
- for detached buildings: 80 m2
- for semi-detached buildings: 60 m2
- for row buildings: 50 m2
- The maximum allowed area of the ground floor projection of a family house is 150 m2 for all
types of construction.
- The maximum allowed construction coefficient (Kig) is determined:
- for detached buildings: 0.30
- for semi-detached buildings: 0.40
- for row buildings: 0.50
- The maximum allowed utilization coefficient (Kis) is:
- for detached buildings: 0.60
- for semi-detached buildings: 0.80
- for row buildings: 1.00
(2) The provision from paragraph (1) of this article does not apply to existing and new family
houses that will be built in developed construction areas of the settlement.
Residential Building
Article 25.
(1) The following boundary values for building plots in undeveloped
parts of the construction area of the settlement are established:
- The area of the building plot is:
- for detached buildings: 600 – 2000 m2
- for semi-detached buildings: 500 – 1000 m2
- The minimum allowed area of the ground floor projection is 100 m2 for all types of construction.
- The maximum allowed area of the ground floor projection is:
- for detached buildings: 180 m2
- for semi-detached buildings: 150 m2
- The maximum allowed construction coefficient (Kig) is 0.40 for all types of construction.
- The maximum allowed utilization coefficient (Kis) is 1.20 for all types of construction.
(2) The provision from paragraph (1) of this article does not apply to existing and new residential
buildings that will be built in developed construction areas of the settlement.
