Holiday home with swimming pool, Poreč 14 km, Istria, Croatia
1.	Construction and finishing works
a.	The structure of the building combines reinforced concrete and brick, with the constructive thickness of the outer and supporting walls measuring 20 cm. the partition walls are also made of brick.
b.	The main house boasts a pitched roof with a classical wooden, semi-exposed truss, white YTONG panel ceilings and 16 cm of thermal insulation. The roof is covered with traditional “Mediterranean” tiles.
c.	High-quality synthetic membranes made by the Swiss company SIKA are used for waterproofing the flat entrance roofs, terrace, garden pavilion, carport and shed.
d.	All the sanitary blocks and bathrooms have been additionally waterproofed with SIKALASTIC 200W, a single-component, acrylic-based elastic waterproof coating.
e.	The facade system consists of 10-cm thick thermal insulation (a combination of XPS and EPS) and a waterproof, UV-stable silicate plaster finish.
f.	The exterior doors and windows are made from powder-coated aluminium with a thermal break, argon-filled insulating glass and external shutters. The French windows in the bedrooms are fitted with insect screens.
g.	All the external elements on fences, doors and terrace columns have a protective zinc coating.
h.	The bedrooms and living room boast oak parquet flooring, while the floors in the shared dining area, kitchen, entrance and bathrooms are covered with high-quality, first-class Italian ceramic tiles.
i.	A modern monolithic concrete slab system with an anti-skid finish was used for the exterior terraces and pool area.
j.	Sandblasted concrete pavers were used for paving the paths that go around the house and the footpath leading to the entrance. Traditional crushed stone was used for the driveway and parking area.
k.	The fence around the plot is made from powder-coated panels.
l.	The houses all feature an interior fireplace, while the external “summer kitchens” have been fitted with an outdoor barbeque.
a.	Domestic hot water is provided by a Vaillant auroSTOR VIH S 300 electric cylinder with a 300-litre capacity and solar panel system support.
b.	All necessary preparatory installations for setting up a solar panel system on the roof have been made.
c.	The cooling and heating of the entire house is to be performed using a VRF system consisting of a TOSHIBA MCY-MHP0604HS8-E external air-cooled inverter unit with a heat pump, TOSHIBA MMD-AP0074SPH-E internal ducted units and self-standing TOSHIBA MML-AP0094NH-E floor units. The system features a modern design and is easy to use thanks to the special programmable controllers that provide individual or zone-based control and boast a weekly timer and LCD screen.
d.	All bathrooms are to be heated using DANFOSS floor heating and wall-mounted electric radiators/towel warmers.
5.	Swimming pool
a.	The swimming pool measures 5 m x 10 m and is 1.4 m deep. The sunbathing area measures 15 m2 and is covered with weather-resistant exotic wood decking. A shower with a solar hot water system (black KONČAR 3xgt water heater) is located by the pool.
b.	The pools boast an overflow design and are covered with a high-quality, UV-stable PVC foil. They are also equipped with LED lighting and come with a summer cover and steps for easy access.
c.	The pool equipment is located in a plant room (18 m2) beside the pool. It consists of a filtration system with a sand filter, a pump system for constant and controlled circulation and refilling, a vacuum-based pool cleaning kit, a system for chemical water treatment and an electronic module for controlling all the pool systems.
