Article 23.
(1) The following boundary values are established for building plots in undeveloped
parts of the building area of the settlement:
- The area of the building plot is as follows:
- for free-standing buildings: 500 – 1500 m2
- for semi-detached buildings: 350 – 1000 m2
- for row buildings: 250 – 500 m2
- The minimum permitted area of the floor projection is:
- for free-standing buildings: 80 m2
- for semi-detached buildings: 60 m2
- for row buildings: 50 m2
- The maximum permitted area of the floor projection of a family house is 150 m2 for all
types of construction.
- The maximum permitted construction coefficient (Kig) is determined as follows:
- for free-standing buildings: 0.30
- for semi-detached buildings: 0.40
- for row construction: 0.50
- The maximum permitted utilization coefficient (Kis) is as follows:
- for free-standing buildings: 0.60
- for semi-detached buildings: 0.80
- for row construction: 1.00
(2) The provision from paragraph (1) of this article does not apply to existing and new family
houses that will be built in developed building areas of the settlement.
